Successful architectural concrete starts in the pre-construction phase. The contractor must start by developing a relationship with the owner and the owner\u2019s team. This article provides insight into both the philosophical conversation and complexity of detail that architectural concrete adds to a job. <\/p><p class=\"wp-block-paragraph\">My approach may not be popular with everyone\u2014specifically owners, architects, and general contractors\u2014but they can gain a significant amount of insight if they understand what it takes to satisfy their client\u2019s expectations. We call this communication.<\/p> <p class=\"wp-block-paragraph\">What is architectural concrete? There can be many answers. My definition: any vertical concrete that is exposed to view and meant to generate an aesthetic reaction, create a mood, or simply look nice. But what constitutes looking nice is in the designer\u2019s mind first and must be conveyed to the team. This is the philosophical piece to the equation that we call the owner\u2019s expectation. I have seen two jobs built by the same team with the same quality work where, based on the owner\u2019s expectations, one was acceptable and the other was not.<\/p> <h3 class=\"wp-block-heading\">Preconstruction<\/h3> <p class=\"wp-block-paragraph\">One of the single greatest ingredients to a successful project is getting to know the customer, even before bidding the job. The customer can have many components: the actual project owner, the design architect or local architect of record, the engineer, the general contractor, or the construction manager. They all will impact the outcome of the project.<\/p> <div class=\"wp-block-group is-layout-constrained wp-block-group-is-layout-constrained\">  <div class=\"wp-block-group is-layout-constrained wp-block-group-is-layout-constrained\">  <h3 class=\"wp-block-heading\">Architectural Concrete Qualifications and Tips for Mockups<\/h3>  <div class=\"wp-block-group is-layout-constrained wp-block-group-is-layout-constrained\">  <!-- DisplayPublishedCompLink linkText=Read MorecompID = tcm:45-2157292 -->   <br>  <p class=\"wp-block-paragraph\">The mockup should be a separate standalone element, not part of the building to save money. That seldom works and is very difficult to manage or refer to later in the construction process. Most architectural concrete specs will have a defined scope for the mockup. Here are some tips for getting a good outcome and the qualifications. <a href=\"\/architectural-concrete\/architectural-concrete-qualifications-and-tips-for-mockups_o.aspx?dfpzone=woc\">Read More<\/a><\/p>  <\/div> <\/div> <\/div><p class=\"wp-block-paragraph\"> The budget is a great way to determine the upward cost of the project. There should be enough detail to allow budgeting of the formwork. Getting a formwork system that works with the building\u2019s design while matching the document details is essential. This is where changes to the document details can be amended to work with cost-effective formwork systems. Call several formwork suppliers and determine systems and pricing. The cost of formwork for architectural concrete can be surprising, often more than 75% of the total in-place cost. Suggesting value engineering ideas can create opportunity for your company. Be careful the competition is not afforded the same information, especially if your company has developed an edge.  <\/p><p class=\"wp-block-paragraph\">Understanding the quality of the concrete finish is the most vital part of the process. An as-cast, smooth form finish is one of the most common terms used in specifications for architectural concrete and also one of the most misunderstood.<\/p> <p class=\"wp-block-paragraph\">Coming up with the final bid for the work can be challenging. I spent several years as a senior estimator bidding all kinds of work, and the paradox is that you need to be low enough to get the job and still have enough money to build the job and walk away with your margin. The two most common mistakes are underestimating the production requirements for getting quality architectural concrete and overestimating what it\u2019s going to take. In the first you lose money, in the second your competitors lose money. The best way to get accurate production rates in the bid starts in preconstruction; next best is to get the field team involved and build it on paper first. Sometimes it makes sense to build a mockup even before bidding. Remember, if the owner\u2019s team doesn\u2019t like it, you are at extreme risk of being required to remove and replace.<\/p><\/div> <!--nextpage--><div class=\"wp-block-group is-layout-constrained wp-block-group-is-layout-constrained\"> <h3 class=\"wp-block-heading\">Contract documents<\/h3> <p class=\"wp-block-paragraph\">When reviewing the contract documents, flip through every page of the drawings and read the specification. If you do not understand something, ask and learn. Many times small misunderstandings turn into major conflicts as the project moves forward and expectations are not met.<\/p> <div class=\"wp-block-group is-layout-constrained wp-block-group-is-layout-constrained\">  <\/div><p class=\"wp-block-paragraph\">Is the architectural concrete specifically called out on the documents? This is a must; without a clear understanding of where architectural concrete is located, it is difficult to bid. This sometimes includes concrete referenced by the requirements of ACI 301, Specifications for Structural Concrete Section 5.3.3.3 As-cast finishes, which defines three levels of finish. The highest level is Surface finish-3.0 (SF-3.0), which specifies the following: <\/p><ul class=\"wp-block-list\"> <li>Patch voids larger than 3\/4 in. wide or 1\/2 in. deep;<\/li> <li>Remove projections larger than 1\/8 in.;<\/li> <li>Patch tie holes;<\/li> <li>Surface tolerance Class A as specified in ACI 117; and<\/li> <li>Provide mockup of concrete surface appearance and texture.<\/li> <\/ul> <p class=\"wp-block-paragraph\">This to me is the lowest level of architectural concrete and it\u2019s easy to underestimate how difficult even this is to achieve, of course, depending on the owner\u2019s interpretation and expectation.<\/p> <p class=\"wp-block-paragraph\">Although various descriptions, interpretations, and methods exist to achieve an as-cast concrete surface, no unified definitions of different concrete surfaces exist. However, a new guide, ACI 347.3R-13 Guide to Formed Concrete Surfaces, defines several quality levels of formed concrete surfaces and provides methods to achieve and evaluate them. These quality levels are identified by three surface finish categories: 1) Overall formed concrete surface category (CSC); 2) Description of visible effects such as texture, color uniformity, surface irregularities, and construction and facing joints; and 3) Form facing category, that also defines the after-casting allowable surface-void ratio (SVR). All are related to ACI 347-04, Section 3.4 &#8211; Irregularities in form surfaces; Classes A, B, C, and D with which the concrete construction industry is familiar. Class A often is used as an architectural finish classification with little other definition. The new guide will help the contractor produce as-cast concrete surfaces that meet the project specifications and expectations while providing a more objective platform to evaluate the work.<\/p> <h3 class=\"wp-block-heading\">Proposal and qualifications<\/h3> <p class=\"wp-block-paragraph\">For private work, and occasionally public work, the proposal is the last opportunity to make your bid and state your case on the project. If all else has failed, you can communicate your concerns in the proposal. You don\u2019t want to be saying to the higher bidders later that they were the lucky ones since they didn\u2019t get the job!<\/p> <p class=\"wp-block-paragraph\">If the concrete contractor does everything right and pulls the forms and the results don\u2019t meet the owner\u2019s expectations, what next? I recommend allocating money for tear out in the bid proposal. If no tear-out is deemed necessary then this money is 100% returnable to the owner. This is what I call the \u201cowner\u2019s skin in the game.\u201d It\u2019s easy for the owner to tell the concrete contractor, \u201cI don\u2019t accept it; tear it out\u201d when there\u2019s no cost to the owner. But if the owner has skin in the game, it will cost him something to replace work he considers marginal but that meets the specification. If the work is clearly underperformed, that\u2019s a different story\u2014the concrete contractor clearly owns its unsatisfactory work, but fairness and cooperation are important. For this allocation, 1% to 1.5% of the total concrete cost or 15% of the architectural concrete portion are common numbers to use.<\/p> <p class=\"wp-block-paragraph\"><em>Dan Dorfmueller is president of the D.P.
