But what\u2019s behind the scenes is even more impressive. The 85,000-square-foot structure is the university\u2019s first dormitory to be built entirely with precast concrete. In fact, the 300 students would not be moving into their new rooms so soon if not for its precast design, executed with building information modeling (BIM).<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph --><p>After securing the project bid, the Chicago office of Minneapolis-based Mortenson Construction chose its materials to meet the aggressive 12-month timeline. \u201cWe knew that by using structural and architectural precast, we could meet the deadline with fewer jobsite quality issues,\u201d says Andy Frank, construction executive for Mortenson. After successfully partnering on the KFC Yum! Center arena in Louisville, Ky., Mortenson selected Coreslab Structures Inc. of Indianapolis as the project\u2019s precast producer.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph --><p>\u201cOnce we get a job and see the client\u2019s model, we can quickly determine how the precast design integrates with mechanical, electrical, and plumbing, and easily change our framing plan based on potential conflicts,\u201d says Corey Greika, Coreslab\u2019s Indianapolis precast sales manager and vice president. \u201cWe received Mortenson\u2019s model of the Valparaiso project before we started our engineering, so we could punch it into our structural analysis program and start cranking out numbers without having to lay out the building first. It saved us days of creating and revising drawings.\u201d<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph --><p>Mortenson was an early adopter of BIM technology in 2005, when the contractor began using the tool as part of its virtual design and construction approach. The company now uses it for every project, about one-quarter of which involve precast concrete. \u201cWe work hand-in-hand with architects and precast producers very early in the design process to make sure the structural requirements fit with the aesthetic design,\u201d says Frank. \u201cRework is easily cut in half because the work is so much more accurate when all the trades are coordinated.\u201d<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph --><p>At Valparaiso University, the planning process took about two months upfront, with several design iterations to satisfy both the structural and aesthetic concerns. \u201cSpeed is the main benefit of using BIM,\u201d says Greika. \u201cThe 3D model educates each partner when they come on to the project so they know what limitations already exist and can make decisions more easily. No one is operating in a vacuum.\u201d<\/p><!-- \/wp:paragraph --><\/div><!-- \/wp:group --><!-- wp:heading {\"level\":3} --><h3>Jobsite payoff<\/h3><!-- \/wp:heading --><!-- wp:paragraph  --><p><br>The Valparaiso residence hall had its share of design challenges that were made bearable by BIM. Rather than a 90-degree L shape, the building\u2019s footprint angles to resemble a number seven. Coreslab planned the architectural brick-inlay panels by \u201cwalking around\u201d the building in the 3D model. \u201cWe have to lay out the brick coursing around all the windows and doors ahead of time,\u201d says Greika. \u201cWith a model, we can literally see how it\u2019s going to line up when we turn a corner.\u201d<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Using precast panels instead of a brick and mortar fa\u00e7ade proved to be a wise decision, as the region\u2019s unusually harsh winter would have prevented onsite bricklaying for weeks, if not months.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Structurally, the producer helped resolve HVAC conflicts and planned the locations of shear walls around the building\u2019s openings to handle the specific weight requirements of precast elements. The process was made more challenging by the contractor\u2019s plan to install prefabricated bathroom units after the structural elements were erected. \u201cA precast structure is generally more closed than a poured-in-place building with concrete columns,\u201d says Frank. \u201cBut here, we left openings large enough to slide whole bathrooms from one side of the floor to the other.\u201d<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Frank estimates the project\u2019s precast design, combined with BIM and a design-build approach, shaved two to three months from the project timeline. With frequent conference calls to ensure seamless coordination, the designer, contractor, and subcontractors virtually eliminated budget issues and change orders. \u201cIn a non-design-build scenario, all the stars might not have aligned as well,\u201d he says, \u201cbut we had the right team with the right delivery method to get it done.\u201d<\/p><!-- \/wp:paragraph --><!-- wp:nextpage  --><!--nextpage--><!-- \/wp:nextpage -->\r<\/div><!-- \/wp:group --><\/div><!-- \/wp:group --><\/div><!-- \/wp:group --><!-- wp:paragraph  --><p>While customer demand is currently the biggest factor motivating precasters to adopt BIM, producers such as Coreslab are part of a growing group that recognize its benefits. <a href=\"\/precast-and-prestressed-concrete\/tangible-benefits-of-bim_o.aspx?dfpzone=business.concrete_technology\">Read More<\/a><\/p><!-- \/wp:paragraph -->\r  \r \r \r \r\r<!-- wp:group {\"layout\":{\"type\":\"constrained\"}} --><div class=\"wp-block-group\">\r <!-- wp:heading {\"level\":3} --><h3>Backing into BIM<\/h3><!-- \/wp:heading --><\/div><!-- \/wp:group --><!-- wp:paragraph  --><p><br>Although BIM has its benefits, the technology did not come to Coreslab overnight. After several of the Ontario, Canada-based producer\u2019s North American operations had already begun the process, the Indianapolis plant started implementing BIM in 2008, when several major customers began requiring it.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>\u201cWe were cautious to a degree,\u201d says Greika. \u201cWe wanted to help design teams evaluate precast early on, but we\u2019ve been down the path before of investing in a certain software only to find out that our customers didn\u2019t want to use it.\u201d Plant management chose Autodesk\u2019s Revit software, which many of its architecture and engineering clients use.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Greika had the benefit of consulting with Coreslab colleagues in larger operations that were further along in implementing BIM. However, he cautions, \u201ceach precast plant has to evaluate its risks and determine what makes sense. You can\u2019t just adopt what another operation is doing, even if they\u2019re successful.\u201d<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>In its initial investment, Coreslab\u2019s Indianapolis managers decided against a full BIM implementation. The plant uses BIM in its design phase, establishing connections and penetrations and identifying potential problem areas in a 3D model. After that, they generate shop tickets in 2D.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>With several major BIM projects completed and construction activity picking up, Greika says it makes sense to carry it through the entire process, from designing to generating tickets. \u201cThe further we can take the 3D modeling, the fewer chances of introducing human error, and the more accurate we\u2019ll be,\u201d he says.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Although contractors and specifiers have been the most proactive in adopting BIM, Mortenson sees more precasters coming onboard. \u201cA few years back, we were selling our suppliers on BIM,\u201d says Frank. \u201cNow most of the big general contractors are requiring it and we see it more as a qualifier, similar to a safety rating. If a producer doesn\u2019t use BIM, it doesn\u2019t qualify for the bid.\u201d<\/p><!-- \/wp:paragraph --><!-- wp:heading {\"level\":3} --><h3>Laying the groundwork<\/h3><!-- \/wp:heading --><!-- wp:paragraph  --><p><br>The precast industry is actually ahead of many others with adopting BIM in the U.S.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>\u201cPrecast has set the templates and procedures that will help other products, such as masonry, adopt it more easily,\u201d says Mark Perniconi, executive director of the Charles Pankow Foundation. \u201cI give the Precast\/Prestressed Concrete Institute (PCI) credit for being pioneers in this effort.\u201d<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Since 2006, the foundation and PCI have funded the development of the Precast Concrete National BIM Standard (NBIMS). The Precast NBIMS group has worked to identify the scope of BIM for precast, its design requirements, and practical ways to implement it.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Much of its work has been focused on overcoming precasters\u2019 biggest hurdle to implementation: software compatibility. The interoperability of data is key to the success of BIM for any industry, and major BIM software companies\u2014including Nemetschek, Tekla, StructureWorks, Bentley Architecture, and Autodesk\u2014are providing input. The goal is to allow universal communication between various BIM software programs in a neutral data exchange; the most common is called Industry Foundation Classes (IFC).<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>The precast standard is part of a National BIM Standard for the U.S. (NBIMS-US) being developed by the BuildingSmart Alliance, a council of the National Institute of Building Sciences. NBIMS-US is an evolving, consensus-based set of technical and practice specifications that could eventually be adopted by the construction industry.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>This effort has been slow to catch on, as it attempts to encompass such a vast range of products and processes, and lacks the government support required for enforcement. Industry stakeholders seem to agree that a national standard will not be what convinces precasters to adopt BIM. \u201cThe real driver will be customer demand for BIM-driven projects,\u201d says Roger Becker, managing director of research and development for PCI.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>PCI supplements the NBIMS-US effort by supporting work on BIM data exchanges. \u201cOver the past year, we have learned that the National BIM Standards world was not ready for a domain as large as precast concrete,\u201d says Becker. \u201cMechanisms for validation of data exchanges were rudimentary, manual, and terribly time-consuming.\u201d<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>This disconnect has prompted a new phase of work for PCI, funded by the Charles Pankow Foundation. Professor Chuck Eastman, the \u201cFather of BIM,\u201d leads a project at the Georgia Tech Digital Building Laboratory to automate the data checking process within IFC, ensuring the correct information is where it should be for different software platforms to work together. Eastman also serves as a technical advisor to Precast NBIMS.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Within BIM for precast, PCI has identified 11 key points of data exchange in which different systems must communicate. These can be within a precaster\u2019s operation (for example, tying estimating software to robotic stations) or between project partners (from a rebar supplier\u2019s software to the producer\u2019s). \u201cPrecast is complicated because producers can play the role of primary contractor, subcontractor, or manufacturer on various projects,\u201d says Perniconi.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Eastman\u2019s group has validated one of these 11 exchanges and plans to finish the remaining 10 by the end of this year. BIM software companies can begin testing and implementing the exchanges, even as they\u2019re being developed and tested.<\/p><!-- \/wp:paragraph --><!-- wp:heading {\"level\":3} --><h3>Software support<\/h3><!-- \/wp:heading --><!-- wp:paragraph  --><p><br>\u201cInteroperability has been a significant area of development,\u201d says Carl Taylor, engineering segment manager for Tekla, a Trimble company. As part of its effort in BIM adoption, Tekla has released Tekla BIMsight, a free tool for project communication and collaboration.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>Accessibility is the bottom line for precast producers. \u201cThe open source technology makes BIM a lot more attractive,\u201d says Greika. \u201cNow we\u2019re not tied to a specific software just because our customers are using it.\u201d<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>The complexity of precast concrete construction can be considered a drawback or a benefit within BIM, compared with another material such as steel. To software manufacturers, it represents \u201ca number of challenges,\u201d says Taylor. \u201cOne major factor is its complex piece geometry, including warping, cambering, and shortening. There are also custom connections between multiple pieces that are unique to each fabricator and situation.\u201d<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>From PCI\u2019s perspective, the custom-built aspect is a distinct advantage. \u201cPrecast concrete components and systems are engineered to order by the industry,\u201d says Becker. \u201cTypical building specifications delegate that design to the precast producer. All key information is developed as part of the delivery process, so concerns for liability in sharing models will not be a constraint in implementation.\u201d<\/p><!-- \/wp:paragraph --><!-- wp:heading {\"level\":3} --><h3>Putting BIM into practice<\/h3><!-- \/wp:heading --><!-- wp:paragraph  --><p><br>Precasters must commit the resources to make BIM work at the plant level. At Coreslab, this means uploading each of its precast elements into Revit, so architects and engineers have them at their fingertips. \u201cIt\u2019s up to us to make sure our products are in designers\u2019 BIM libraries, so it\u2019s easier for them to design with precast than another material,\u201d says Greika.<\/p><!-- \/wp:paragraph -->\r <!-- wp:paragraph  --><p>\u201cPrecast producers must understand that BIM is not just software to create drawings in a new way,\u201d says Taylor. \u201cIt\u2019s a whole new way of working that requires business process changes.
